Your reserve study is a snapshot, accurate the day it's printed. But your community keeps changing, and the questions your board asks don't wait for next year's report. Dynamic Reserve Management turns the study into a living model a reserve professional and the board work in together, exploring options side by side and steering to the optimal plan, with the rigor of the study intact.
Built on PREMIS patent technologyA static study tells you what to fund. It says nothing about what happens when you make changes to components or adjust a financial setting. These are the moments boards actually vote on, and PREMIS models every one against your approved baseline.
Every one of these is a variation on the same approved plan. PREMIS never rebuilds your study. It changes one thing, whether a component or a financial assumption, models it, and compares it against the baseline your analyst already signed.
Refining a study the old way is a slow relay: the board asks "what if we phase the roof?", the analyst goes away, reworks the numbers, sends a revision, the board asks the next question, and three or four weeks disappear. PathFinder collapses that cycle into one working session. Sit down together, model every what-if live, change a component and a financial assumption in the same move, compare the versions side by side, and walk out with the optimal plan agreed. Boom, done.
Move them in any combination, save it as a version, and PathFinder keeps every version side by side, so nothing ever gets lost or overwritten. That combination, in a version you can compare, is something no other reserve platform offers, and it's what lets a reserve professional deliver more than a report and win the client who wants answers, not just numbers. It's PREMIS patent technology.
DRM changes what a reserve engagement can be, and both sides win. The board gets a reserve professional who can answer the questions that used to wait a year. The analyst or engineer gets a tool, unique to the industry, that turns a once-a-year report into an ongoing, indispensable service. Same study, same trusted professional, far more they can do with it.
For the board Watch repair-vs-replace-vs-phased side by side, live, and see the funding impact of each before you vote, instead of waiting for next year's report.
For the professional Bring your client answers they can act on in the room, and become the analyst they can't imagine going back to a flat PDF without.
For the board You're not getting the same static study everyone else sells. You're getting a working model your community can steer all year.
For the professional Offer DRM and you compete on capability, not price. No static-study competitor can match it, so you win and keep more clients.
For the board Every option your board weighs, a component change, a financial change, or both at once, is saved and lined up against the approved baseline so decisions are clear.
For the professional Change a component and a financial assumption in the same what-if and save it as a version. No other reserve platform lets you do it.
For the board What you approve is provably what was certified: every version preserved, and a finalized SIRS sealed and time-stamped.
For the professional Your credential and your judgment stay the authority. Nothing reaches the board without your sign-off, and your work is preserved exactly as you signed it.
A reserve study is a careful, professional snapshot. It tells you what to fund, accurately, the day it's printed. But it leaves bigger questions unasked. Dynamic Reserve Management keeps the rigor of the study and answers everything it couldn't.
A discipline, not a document. A reserve professional, an optimization engine, and the board working from one continuously-updated model, so every funding decision is explored, professionally validated, and approved against a single shared baseline, instead of frozen into a PDF once a year. DRM is the practice; the professional is the one who practices it.
And it's something you do. To DReaM a reserve is to put it through DRM: to model it, pressure-test it, and bring the board the strongest plan. DReaM your reserve, and the optimal study that you arrived at becomes a decision that you can stand behind.
These aren't features bolted onto a report. They're the moves a reserve professional would make by hand, if they had unlimited time, now proposed automatically, and always reviewed by you and your analyst before the board sees them.
Coordinates major replacements with the minor renovations and repairs around them, so related work happens together instead of colliding in separate years, cutting redundant mobilizations and unnecessary expense.
Groups components that share a contractor mobilization into one effort, capturing the savings once your analyst confirms the scopes belong together.
Breaks a large component across multiple years to smooth the contribution curve and protect the balance, without losing the work's place in line.
Reorder components so work isn't wasted. You don't repaint a façade one year and patch its cracks the next. Better sequence protects your percent-funded position and avoids paying for the same surface twice.
Refreshes component costs against live market indices, so your plan reflects today's prices, not the day the study was printed.
No treatment reaches the board without the reserve professional's sign-off. The engine proposes; you decide. It does the tedious modeling a professional would do by hand with unlimited time, and puts every move in front of you to accept, adjust, or reject, so your judgment drives the plan and your name stands behind it.
DRM doesn't replace your reserve study — it stands on it. Each layer builds on the one below, and the foundation is never disturbed.
Either way, a reserve analyst reviews it for accuracy — no weeks of manual data entry.
The analyst's guardrail runs through every layer — and PREMIS patent technology is what lets a single component fork again and again, without ever rebuilding the study.
A growing number of states, Florida among the first, now require a structural reserve study (SIRS or a SIRS-like equivalent) in addition to the traditional reserve study. For condominium associations in particular, that means two studies: the SIRS on top of the PARS. Other platforms treat them as two separate documents to build and reconcile. PREMIS treats your property as the single source of truth, and generates both studies as views on the same asset/component landscape.
The traditional, full-scope reserve study: every funded component across the property, roofs, paving, pools, painting, equipment, amenities.
Standard reserve planningThe structural study now mandated by Florida and a growing list of states: the statutory components (roof, structure, load-bearing walls, foundation, waterproofing, and more) on their own required schedule. For condominiums, it's required in addition to the PARS.
Required for condos by a growing number of statesThe Structural Integrity Reserve Study isn't a document anyone can edit after the fact. In PREMIS, a SIRS can only be built and finalized by a credentialed professional authorized to sign one: a Professional Engineer (P.E.), Architect, Reserve Specialist (RS), or Professional Reserve Analyst (PRA). Once finalized, the report is immutable: it's sealed against change, time-stamped, and preserved exactly as the professional signed it, so what the board receives is provably the same study that was certified.
Because PREMIS is built on your property's component data rather than around a single document, the PARS and SIRS are just the start. The same landscape feeds any customized output your association, lender, or vendor asks for, generated on demand, always drawn from the same numbers, so nothing has to be re-keyed or reconciled.
Same components. Same property. Whatever the report, one source of truth behind all of it.
Since switching our operations to PREMIS it has been a true win-win scenario. It has both drastically streamlined our reporting / analysis processes, saving countless hours, and increased overall value to our clients in clarity and conciseness. The reporting is incredibly easy to read for all audiences and allows intuitive malleability with immediate recalibration at a touch of a button.
Send us your current reserve study and we'll DReaM it, import it, rebuild it as a working model, and give you a free look at what our treatment engine surfaces. Your reserve analyst will walk you through a key finding and what it could mean for your community, a preview of the full picture PREMIS can put in front of your board.
