A growing number of states, Florida among the first, now require a structural reserve study (SIRS or a SIRS-like equivalent) in addition to the traditional reserve study. For condominium associations in particular, that means two studies: the SIRS on top of the PARS. Other platforms treat them as two separate documents to build and reconcile. The Structural Integrity Reserve Study isn't a document anyone can edit after the fact. In PREMIS, a SIRS can only be built and finalized by a credentialed professional authorized to sign one: a Professional Engineer (P.E.), Architect, Reserve Specialist (RS), or Professional Reserve Analyst (PRA). Once finalized, the report is immutable: it's sealed against change, time-stamped, and preserved exactly as the professional signed it, so what the board receives is provably the same study that was certified.
